Budgeting is fundamental to any house purchase. Start by speaking to our independent financial advisers Cadogan Financial Planning on 028 90 727676. Cadogan Fin will be able to find the best possible mortgage for you and confirm how much a deposit will be required. There are other factors to be considered when budgeting. Solicitors Fees, Stamp Duty (where applicable) and Removals Companies should all be factored in at that stage so that you have a clear indication of what you can afford.


YOU ARE READY TO VIEW
It can be useful to make a check lists to help specify your search. The first one should be your preferred location, accommodation required and price. When you register with Lough and Quay whether its online or by phone we will be able to pinpoint properties for you to view, we will arrange the viewing for a time convenient to you and inform you of any outstanding offers on the property.

Your second check list is for your pending viewing and should be what you require from the property internally eg standard of finish, room sizes, heating etc. Whilst viewing make sure to take you time and ask any questions you have to the agent accompanying you or the vendor if they are showing you round. If the property ticks all the boxes you have on your check list, then this is the property for you.

It is common place to view a property more than once so don’t think you are putting anybody out of there way by making a second viewing.

IT IS TIME TO OFFER
When you speak to Lough and Quay to place the offer you will be asked for the conditions of your offer eg first time buyer, cash buyer, house to sell. Give as detailed an account of your offer as possible so that we can put it to the vendor as accurately as possible. Your offer has been accepted and it is put in the hands of the solicitors for the conveyance procedure. Throughout this process do not be afraid to ask for updates from ourselves or your solicitor for peace of mind.

Completion day
and once the funds have transferred from your solicitor to the vendors solicitor you can pick up your keys, move in and enjoy your new home.
